Tall Fescue is the choice for Johns Creek and Alpharetta properties with significant shade — it's the only common warm-season grass that genuinely thrives with less than full sun. It's a bunch-type grass (not runners), meaning it grows in clusters rather than spreading horizontally. That means it doesn't self-repair — thin spots require re-seeding rather than natural recovery.
Fescue is a cool-season grass, which means it grows most aggressively in the fall and spring and slows dramatically in Atlanta's summer heat.
